Falcon Hill Aerospace Research Park

Falcon Hill is the first US Air Force public/private partnership. The project is a 550 acre development, and is among the most strategically located aerospace research parks in the nation. Upon completion, the entire project replaces 1.5 million sf of antiquated Air Force buildings with retail, hotel, office and restaurant space through in-kind lease payments.

Phase I of the project included construction of a 38,000 sf Security Forces Squadron (SFS)/Office Special Investigation (OSI) office building on three acres, a second five story, 153,000 sf building on 16 acres occupied by Northrop Grumman and a reconfigured west gate entry to the office park.

For Phase II, R&O completed a second three story office building adjacent to the first. It totals 76,182 sf with leasable office space on all floors. R&O completed tenant improvements for four tenants on two floors.

Phase III includes a 77,796 sf office building with exterior cladding that includes a specialty finish “Granite” EIFS system, metal panels and blast resistant glazing.
